How it works

Three simple steps.

It's the same three steps whether you're a city trying to recover unpaid lodging tax or an HOA enforcing your rules. You don't need any technical know-how — if you can send an email, you can do this.

Step 1
Send us your permit list
Send us a list of the rentals that are already registered with you — a simple spreadsheet works fine. If you keep your records in a system like Accela or Tyler, we connect to it for you. Takes about an hour, and we do the heavy lifting.
Step 2
We find the ones you're missing
We check every listing on Airbnb, VRBO, and Booking.com in your area against your list and flag the ones that aren't registered. Some hosts hide their address — so we also compare the photos to catch them anyway. You get a clear list with the proof attached.
Step 3
We send the notices for you
We prepare official notices on your letterhead and mail them certified, with tracking. Nothing goes out until you review and approve it — you're always in control. Every step is recorded in case you ever need it for a public-records request.
What you'll get back

Here's exactly what lands in your inbox.

Two days after you fill out the form, you get a plain-English email with three things. No login, no software — just open it and read.

A list of the rentals you're missing
The addresses (where we can find them), the listing links, and how long each one has been operating without registering. Sorted so the biggest ones are at the top.
An estimate of the money you're missing
A realistic figure for the unpaid tax or fines in your area — based on real bookings, not a national average. We show our math so you can check it.
A sample notice — so you can see our work
One example of the official letter we'd prepare, so you know exactly what would go out under your name before you ever commit to anything.
Yours to keep. There's no obligation to act on any of it.
Common questions

The things people ask us first.

What does it cost?
Nothing to start, and nothing every month. You pay 10% of the fines you actually collect — so if we don't help you collect anything, you don't pay anything. There's no risk in trying it.
Do we have to sign a contract?
No. The free trial and the basic service have no contract at all. If you later want dedicated support, that's a simple month-to-month agreement you can cancel any time.
Does our money go through you?
No. Fines are paid directly to you, the same way they are today — the money never touches us. We simply invoice you for our 10% after you've collected. Your funds stay yours, in your accounts, start to finish.
What happens after I fill out the form?
We email you the results within 2 business days — that's it. No one calls you, and you're not signed up for anything. If you like what you see, you tell us; if not, you keep the report and walk away.
Do we need our IT department?
No. There's no software to install and nothing to set up on your computers. You send us a spreadsheet and we handle the rest. If you'd like us to connect to a permit system you already use, that's optional and we set it up for you.
Is our information safe?
Yes. Your records are kept private and separate from everyone else's. We never sell your data or share it with other cities. And because we keep a record of every action, it's easy to respond to public-records requests.
Is this spying on residents?
No. We only look at rentals that hosts have already posted publicly on sites like Airbnb — the same listings anyone can see. We don't track people or locations. There's an optional complaint hotline, and it's turned off unless you ask for it.
We already use another vendor. Now what?
No problem. Run us alongside what you have for a month and compare. We'll show you the rentals they missed — most places see the difference within 30 days, with nothing to lose by checking.
How we compare

Same job. A lot less money.

The big vendors charge tens of thousands of dollars a year, per user, on multi-year contracts. Here's the same comparison, side by side.
