1. Who we are

cohost is operated by a family that has run short-term rentals since 2018. In these Terms, "cohost," "we," "us," and "our" refer to the cohost service. Contact: support@cohost.com.

2. What cohost is

cohost is a multi-product platform covering eight surfaces (Analytics, Compliance, Co-Hosts, Real Estate, Concepts + Architecture, Travel, Finance, Hosts). Each surface has its own scope; some are paid, some are commission-only, some are free with affiliate-disclosed outbound links. By using any cohost surface you agree to these Terms and the surface-specific policies linked from that surface.

3. Accounts

You may use the public marketing pages without an account. Most product features require sign-in. You are responsible for keeping your password (or magic-link inbox) private. We don't share account credentials across surfaces; one cohost account opens every surface you've enrolled in. Account deletion at any time via /dashboard → Settings → Delete account, or by email.

4. Payments

cohost processes payments via Stripe. Charges include: Compliance success fee (10% of recovered lodging tax or paid CC&R fines, billed monthly in arrears), native Travel booking commissions, Silver subscription (when launched, $9.99/mo or $99/yr), permit-application fees passed through to jurisdictions. Refund posture: native Travel bookings follow the host's stated cancellation policy; Compliance success fees are non-refundable once the underlying tax is collected; Silver subscription is refundable within 7 days of first charge, no questions.

5. Affiliate links

Outbound links to Airbnb, VRBO, Booking.com, Expedia, Hotels.com, Stay22, Travelpayouts brands, partner lenders, and others may be affiliate links. cohost may earn a commission at no extra cost to you. We do not rank listings or lenders based on commission rate; the data + comparison logic is identical whether a partner pays us or not. See the affiliate disclosure on every page footer.

6. Acceptable use

Don't scrape, reverse-engineer, or resell cohost data. Don't impersonate municipal staff or HOA boards. Don't submit fake compliance complaints (we soft-fail-validate but escalation to law enforcement is the outcome for confirmed fakes). Don't use cohost to operate or facilitate illegal short-term rentals. Don't make automated requests above 60 req/min from a single IP without prior written approval.

7. Intellectual property

cohost owns the platform code, the cohost brand mark + wordmark, the cohost editorial layer, and aggregated derived data. You own your account data, anything you upload (listing details, permit applications, complaints), and the licenses you grant cohost to operate are revocable on account deletion.

8. Honest math

cohost displays projected returns, cap rates, and recovery estimates with the calculation method linked from every number per our principles. Projections are estimates, not guarantees. Compliance recovery projections are not legal advice; consult counsel for jurisdiction-specific enforcement strategy.

9. Disclaimers + liability

The platform is provided "as is." We disclaim implied warranties to the maximum extent allowed by law. cohost's aggregate liability for any claim arising from your use of the platform is capped at the greater of $100 or the fees you paid cohost in the prior 12 months. Some jurisdictions don't allow this cap — there it doesn't apply.

10. Termination

You can stop using cohost any time. We can suspend or terminate accounts that violate Section 6 (Acceptable Use) with notice when feasible. Account data is exportable for 30 days after termination; after that we delete or anonymize per the Privacy Policy.

11. Changes

We will email registered users when Terms change in a way that affects rights or obligations. The last_updated date at the top of this page reflects the most recent change. Continued use of the platform after a change constitutes acceptance.
