Nashville Metro STR permit rules.

Two permit types: Type 1 (owner-occupied) and Type 2 (non-owner-occupied). Type 2 banned in most residentially zoned districts since 2018 (except grandfathered). All STRs require a Metro Codes permit.

Permit categories

Type 1

Owner-occupied

The host lives in the property as their primary residence and rents rooms or the whole unit while present (or for short stretches when absent). Allowed in most residential zoning districts. Annual permit + Metro tax registration.

Type 2

Non-owner-occupied

Whole-home STR where the owner does not live on-site. Banned in most residentially-zoned districts since 2018 (grandfathered permits continue). Generally allowed in mixed-use, commercial, and certain corridor zones.

Type 3

Multi-family STR

STR in a multi-family building where the owner does not live on-site. Allowed by-right in certain mixed-use zones + by special exception elsewhere. Heaviest permit + life-safety inspection load.

Cohost does not yet ingest the Metro permit registry — until we do, individual properties score `unknown` rather than guess at compliance. The Metro Codes Department publishes the live registry at the URL above; cohost is wiring up ingest in the Compliance backlog.

Plus a Metro convention-center surcharge of $2.50/night (flat per-night fee, not a percentage — excluded from the combined rate above).
