From each vendor's own pricing and methodology pages plus public user reports, June 2026: Mashvisor's data-methodology page states monthly data updates and Airbnb-only rental comps; its pricing page states "We do not offer refunds." AirDNA's plan prices render only after login, and its regulation score is behavior-inferred rather than a legal database. Rabbu's FAQ confirms its tools are free; independent 2026 reviews note its minimal regulatory tracking and unmodeled deal economics. And "tells you its own forecast error" isn't a slogan — our backtests are published here, including the markets where we're not good enough yet.
